Some notes

Reservation

If you look inside a house and want it, you will tell the owner of the house that " I want it."


This is the reservation.

The owner won't accept your reservation unless 2nd examination has been approved. So, I think it's better to finish 2nd examination early and choose your favorite house.


Reply

The owner will reply when you make a reservation. The response may be OK = acceptance or NG = refusal.

If OK

OK = If approved, you are ready to buy the house. At that time, the owner requests the conditions. If there are no problems with the terms, then proceed to the contract.


The conditions are about contract money and contract date.


1️⃣Contract money

It is the money required at the time of contract (contract date). You pass it directly to the owner.


The money will be returned when all the examination are approved and you finally get the keys to the house from the owner.


General contract money

・New house Between 30 man and 50 man

・Used house Between 10 man and 30 man


It depends on the owner, but generally it will be the above amount.


You can't sign a contract without the contract money, so you need to prepare it yourself by the contract date.


2️⃣Contract date

After receiving the reservation approval, it will be set in about a week.


If you go beyond that, the owner will decide that you have no intention of buying, and will often cancel your reservation. So, you need to adjust your schedule for the contract date.


Once the contract is successfully completed, the next step is the final examination.


Reservation → Reservation approval → Contract → Final (3rd) examination


Therefore, it is necessary to prepare to buy from reservation to contract. "Prepare" is preparation of contract money and adjustment of your schedule.


If NG

There are 2 main reasons for NG.

1️⃣Someone has made a reservation

2️⃣Excessive price negotiation


1️⃣Someone has made a reservation

It's the same as looking inside a house. You can't buy the house once someone has made a reservation.


Even if anyone don't have a reservation before you look the house, if someone has made a reservation before you make a reservation, you can't make a reservation.


In this case, your reservation will be NG.


Also, for popular houses, reservations are often made. So if there is a house you want,

it is better to make a reservation as soon as possible.


Early decisions are important. Overthinking often leads to missed opportunities.


2️⃣Excessive price negotiation

It is possible to negotiate the price of the house (request the owner to lower the price).


However, if you do too much (too low), the owner will reject your reservation.


About house, the customer (buyer) is not a priority. The owner (seller) has priority.

Because the owner doesn't necessarily have to sell to you.


Of course, you can negotiate, but if the price has already dropped, it is better not to do so.


If the price hasn't yet fallen, it is important to check in advance how much it can be lowered.


Supplement for NG

If you really want the house even if you get NG, you can wait for a reservation.


However, the possibility of being able to buy it is very low because it will be on the waiting list for the second and third reservations.


Also, since you can't make a reservation for another house during that time, there is a high possibility that the house you want to buy as a second candidate will be gone during that time.


So, this method is not recommended.


Summary

Good house will soon be gone.

If there is a house you like, it is better to make a reservation early.


After that, we recommend that you proceed with the preparation of the contract as soon as possible.


If you can't buy it, it is better to make a reservation for the next candidate house.
