What You Need to Know Before Looking for a Home

The most important thing when buying a home is getting approval in the 🏠home loan “Final Review” (Honshinsa=本審査). Honestly, other things are not important right now, including the house itself. The reason is simple: you cannot buy a home without money. 💦

When you buy a home in Japan, the home loan “Final Review” (Honshinsa=本審査) makes the final decision. Wanting a home is not enough to get a loan.

The Pre-screening and the Final Review Are Different

A home loan has two reviews: the Pre-screening (Jizen-Shinsa=事前審査) and the Final Review (Honshinsa=本審査).

Passing the Pre-screening does not mean you are fully approved. The Pre-screening only checks whether approval may be possible.

In the Final Review, the lender carefully checks your income, work situation, residence status and length of stay in Japan, current loans, payment history, credit information, and other details. Then, it decides whether to approve the loan.

Even if you pass the Pre-screening, approval in the Final Review is not guaranteed. Each lender has different review standards. The result is not decided only by your nationality.

“I Will Think About It Later” Can Be Risky

That is why you need to check your own situation early.

If you do not face the reality and leave it until later, the time and effort you spent looking for a home may all become wasted.

Facing reality is not easy for anyone. However, the most important thing when buying a home is facing this reality: getting approval in the Final Review (本審査).
